How much does home insurance cost in 2026?
In 2026, building insurance will cost an average of 15 to 30 euros per month for a standard single-family home. The premium depends on the reconstruction value, the home type, the year of construction and the selected coverage. An apartment is the cheapest at 8 to 18 euros per month. A detached house can cost up to 50 euros per month.
What does home insurance cover?
Building insurance covers damage to the building itself: the walls, roof, foundation, floors, kitchen, bathroom and fixed installations. Covered are risks such as fire, storm, lightning strike, explosion, burglary damage to the building and water damage due to pipe burst. Earthquake damage and flooding are not covered as standard.
Determine reconstruction value
The reconstruction value is the amount needed to completely rebuild your home in the same location. This differs from the market value and the WOZ value. Most insurers offer a free reconstruction value meter with which you can calculate the value. A correct reconstruction value prevents under- or over-insurance. In 2026, the average reconstruction value for a terraced house will be around 250,000 to 350,000 euros.
Building insurance for an apartment
If you live in an apartment, the VvE (Owners' Association) usually takes out joint building insurance for the entire building. The costs are distributed via the service costs. Check with your homeowners' association whether there is adequate insurance and what the coverage is. In some cases you must take out additional cover for your own share.
Tips for choosing home insurance
Compare premiums from at least three insurers and pay attention to the coverage, the deductible and the conditions in case of damage. Make sure that the reconstruction value is entered correctly. Combine your home insurance with your home contents insurance for a combination discount. Check annually whether the reconstruction value is still correct, especially after a renovation or extension. And always report changes immediately to your insurer.
