Roof insulation is one of the most effective ways to save energy. You lose up to 30% of the heat in your home through an uninsulated roof. The costs range from 1,000 euros for attic floor insulation to more than 10,000 euros for insulating a large roof on the outside. For an average terraced house you pay 2,500 to 5,000 euros for insulation on the inside.
There are three main methods: insulation on the inside of the sloping roof, insulation on the outside (sarking) and attic floor insulation. Interior insulation is the most popular and affordable. Insulation material is placed between or under the roof trusses and finished with a vapor barrier foil and plasterboard. Exterior insulation is more expensive but provides the best results.
PIR panels are most commonly used for roof insulation due to their high insulation value per cm of thickness. Mineral wool (glass wool or rock wool) is cheaper and offers good sound insulation. For flat roofs, EPS or PIR is often used in combination with a new roof covering. The choice depends on the available space, the budget and the desired Rd value.
You can receive compensation for roof insulation through the ISDE subsidy. The subsidy depends on the Rd value you achieve and the surface you insulate. In 2026, the subsidy will amount to an average of 4 to 9 euros per m2. If you combine roof insulation with other measures such as cavity wall insulation or floor insulation, you can receive extra subsidy.
Always engage a certified insulation company for roof insulation. Professional implementation prevents problems with moisture and condensation. Request at least three quotes and pay attention to the materials used, the Rd value and the warranty conditions. A good company will carry out an inspection in advance and advise on the best method for your roof.

Insulating on the outside (sarking) is 2-3 times more expensive than on the inside, but provides a better result without loss of interior space.
A larger roof costs more in total, but the price per m2 decreases. An average terraced house has 40-60 m2 of roof area.
A higher Rd value means better insulation but also higher material costs. For roof insulation, Rd 3.5 is the minimum, Rd 6.0 is optimal.
Roofs that are difficult to reach or additional finishing requirements such as plasterboard or roof boarding increase the costs.
Roof insulation on the inside costs 30 to 65 euros per m2 including materials and labor. On the outside you pay 80 to 150 euros per m2. Attic floor insulation is the cheapest at 15 to 35 euros per m2.
Exterior insulation (sarking) is technically the best because no cold bridges are created and you do not lose any interior space. It is considerably more expensive. It is the ideal choice for a roof renovation.
