Average cost for a building insurance (per month)
In 2026, building insurance will cost an average of 15 to 30 euros per month for a standard single-family home. The premium depends on the reconstruction value, the home type, the year of construction and the selected coverage. An apartment is the cheapest at 8 to 18 euros per month. A detached house can cost up to 50 euros per month.
Building insurance covers damage to the building itself: the walls, roof, foundation, floors, kitchen, bathroom and fixed installations. Covered are risks such as fire, storm, lightning strike, explosion, burglary damage to the building and water damage due to pipe burst. Earthquake damage and flooding are not covered as standard.
The reconstruction value is the amount needed to completely rebuild your home in the same location. This differs from the market value and the WOZ value. Most insurers offer a free reconstruction value meter with which you can calculate the value. A correct reconstruction value prevents under- or over-insurance. In 2026, the average reconstruction value for a terraced house will be around 250,000 to 350,000 euros.
If you live in an apartment, the VvE (Owners' Association) usually takes out joint building insurance for the entire building. The costs are distributed via the service costs. Check with your homeowners' association whether there is adequate insurance and what the coverage is. In some cases you must take out additional cover for your own share.
Compare premiums from at least three insurers and pay attention to the coverage, the deductible and the conditions in case of damage. Make sure that the reconstruction value is entered correctly. Combine your home insurance with your home contents insurance for a combination discount. Check annually whether the reconstruction value is still correct, especially after a renovation or extension. And always report changes immediately to your insurer.

The reconstruction value is the amount needed to rebuild your home. The higher the reconstruction value, the higher the premium. In 2026, the average reconstruction value will be between 200,000 and 400,000 euros.
A detached house has a greater risk of damage from storms or fire than an apartment. The premium increases with the size and type of home.
Older homes or homes in poor condition have a higher risk. Some insurers charge a surcharge for homes older than 50 years.
Extensive coverage including all-risk costs more than standard coverage. A higher deductible lowers the premium.
Home insurance costs on average 15 to 30 euros per month for a standard single-family home. For an apartment you pay 8 to 18 euros per month. A detached house costs 22 to 50 euros per month.
Home insurance is not legally required, but your mortgage provider always requires it. Without a mortgage it is strongly recommended, otherwise you will have to pay all repair costs yourself in the event of fire or storm.
The rebuilding value is the amount needed to build your home from scratch. This is not the same as the WOZ value or the market value. The reconstruction value is calculated based on the home type, surface area, year of construction and finish.
A renovation usually increases the rebuild value of your home. Always report renovations to your insurer so that the reconstruction value is adjusted. Otherwise you run the risk of underinsurance in the event of damage.
